AFFORDABLE HOUSING
Despite the scale of the sector, there remains a widely recognised and growing shortage of affordable and social housing across England. As of March 2025, over 1.34 million households are on local authority waiting lists—the highest level in a decade .
At the same time, delivery continues to fall short of demand, with only 263,000 social housing lettings recorded in 2024/25, the majority of which were re-lets rather than new homes . This imbalance is further reflected in the need for at least 90,000 new social homes per year, significantly above current supply levels .
